Clearwater, FL (PRWEB) February 04, 2014
Coastal Properties Group International, the exclusive affiliate of Christie’s International Real Estate in Tampa Bay, has announced that its auction division (Coastal Auction) will be auctioning off two luxury, waterfront homes in Pinellas County in February/March 2014.
A third waterfront estate in Clearwater, originally slated for auction with a starting bid of $ 800,000, went under contract just days after the auction was announced. The auction announcement in the Realtor’s Multiple Listing Service (MLS) created a sense of urgency in the market place that resulted in multiple offers from interested buyers.
The properties slated for auction include:
Jansen PR- Coastal 2
1. 672 Harbor View, Clearwater, FL –
Starting bid $ 1,199,000.
Auction date: February 15, 11:00 am
Jansen PR- Coastal
1. 900 Park Street, St. Petersburg, FL –
Starting bid $ 3,000,000
Auction date: March 15th, 1 pm
Each auction will be held at the residence, with a preview of the property scheduled a week prior to the auction for interested buyers and Realtors. Karl Moeller and Robert Barber, CCIM from Coastal Auction will be on-site and managing the process. Together, Moeller and Barber have conducted over 600 auctions in the past six years.
“We are witnessing a trend in high-end luxury auctions,” explained Robert Barber, CCIM, Vice President of Coastal Auction. “Sellers are motivated and ready to move forward. An auction is the most accurate example of what the market is willing to pay for a home. In addition, the average days on market for a million dollar plus listing in many cases surpasses 365 days. When an auction is conducted, the results are immediate. Conducting a luxury home auction creates a tremendous sense of urgency in the market, generates traffic, but most importantly, leads to a sale. The waterfront property in Clearwater that sold last week before ever going to auction is a perfect example of this process.”
“We create a personalized and distinctive marketing plan for every one of our home sellers,” explained Alex Jansen, Chairman and CEO of Coastal Properties Group International. ”In doing so we take into consideration all the variables and requirements our clients have. Many sellers in this price level don’t want to wait the average number of days on market it takes to sell a luxury home. An auction allows us to target a much larger group of people with the buying power to purchase the home. It’s a win-win situation. In addition, it does not cost our clients any additional funds to market the home in this fashion.”
Auctions are open to the public; however, potential buyers must be pre-qualified in order to bid on the homes.
